Leaks at the Floor Line

If your toilet leaks at the floor line, there’s a good chance the seal is broken. Often you will also find the toilet rocks on the floor as well. Fortunately, this repair job isn’t very difficult. Start by turning off the water supply line to the tank and un-connecting it. Manually remove all water from the inside of the tank until it is completely empty. There should be a porcelain cap on each side of the toilet where it connects to the floor. They usually lift off easily revealing the connecting bolts. Remove the nuts from the bolts and simply lift the toilet up and away.Remove all the remaining wax from the old seal from both the floor pipe and the bottom of the toilet. Also clean any rust from the plumbing flange coming up through the floor. Check to see that the bolts are in good condition.Also check to see if the floor is level. If it is not, the toilet needs to be leveled. To do this, carefully set the toilet into place without first setting the wax seal in place. Level the toilet using wood shims and tightly tape the shims into place so they won’t move.Now set the wax seal in place. If it has a rubber boot installed, be sure the outlet from the boot faces downward. Set the toilet into place and press against the wax seal until the toilet sits firmly on the floor or the shims. Replace the nuts and reconnect the water line.If you shimmed the toilet, apply grout between the floor and the toilet. When the grout dries, remove the shims and fill those holes with grout. Be sure to get the grout well back under the toilet fixture so as to properly seat it.
